Website Development for Real Estate: Features, RERA Rules and SEO

Real estate website development means building property sites for developers, agencies and portals: project and listing pages, search and filters, enquiry forms linked to a CRM, and fast mobile pages that search engines can crawl. In India the content must also follow RERA, which requires the project's registration number and the Authority's website address in advertisements.

Key takeaways

  • Treat specifications, areas, amenities and possession dates as statements buyers can rely on: section 12 of RERA makes the promoter liable for false statements in advertisements, so keep one reviewed source of truth in the CMS.
  • Filter combinations can create huge numbers of crawlable URLs. Google recommends disallowing crawling of faceted URLs in robots.txt and, where they must be crawlable, returning a 404 for combinations that have no results.
  • Google's structured-data gallery has no feature for ordinary property listings, only for vacation rentals, so invest first in speed, crawlable pages and accurate content.
On this page

Whether it is a developer's project site, an agency's listings or a portal, a property website exists to turn searches into enquiries. (For real estate website development by Mindrops, see our real estate and PropTech page.) It succeeds or fails on three things: whether people can find the right property quickly on a phone, whether the details are accurate, and whether an enquiry reaches a salesperson fast. In India, RERA adds a fourth, because project advertising is regulated.

This guide covers the types of site, what each part of a build involves, how SEO works for large listing sets, the RERA and DPDP rules that touch a property website, and what drives cost. The rules are summarised as of October 2026 and are not legal advice. If you are weighing a mobile app, see our real estate app development guide, which covers app-specific points such as store rules and payment limits.

Our Real Estate Website Development Service

Mindrops builds property sites through its website development, custom web application development and CRM development services. These are the parts of a build, and the decision each one needs.

Custom Website Development

A template or theme gets a basic agency site online quickly. Custom design and code pay off when search, listing data or integrations are unusual, or when you will run many projects and want pages that follow one structure. Decide this first. A WordPress or headless CMS can still be the right base underneath a custom design.

Advanced Property Search and Filtering

Search is the main feature, so spend time on it. Decide which filters matter (location, price range, bedrooms, property type, possession status), whether to offer a map view, how results are sorted, and whether visitors can save a search. Small inventories can use database queries. Large ones usually need a dedicated search index so results stay fast. On a phone, filters belong in a drawer that does not hide the results.

Dynamic Property Listings

Each listing page should carry price, location, photos, floor plan, amenities, status and a clear enquiry button. RERA defines carpet area in section 2(k), and a project's registration lists the number, type and carpet area of apartments for sale under section 4(2)(h). Keep a carpet-area field, show it consistently with the registration, and label any other measure you quote. Maps, virtual tours and video add weight to a page, so load them on demand rather than on first view.

Mobile-Optimised, Fast Pages

Most property searching happens on phones, and listing pages are image-heavy. Google's Core Web Vitals targets, measured at the 75th percentile of page loads, are Largest Contentful Paint within 2.5 seconds, Interaction to Next Paint of 200 milliseconds or less and Cumulative Layout Shift of 0.1 or less. Sized, compressed images and reserved space for galleries help with the first and the last.

CRM Integrations and Lead Capture

An enquiry is only worth something if someone answers it quickly. Forms should write directly into your CRM with the property, source and campaign attached, notify the right salesperson, and offer WhatsApp or call options where your team uses them. See our CRM development and API integration services. Plan lead assignment rules, reminders and reporting with the sales team, not only the developers.

CMS and Listing Management

Staff should add, edit and expire listings without a developer: bulk upload, status changes, scheduled publishing, and roles that separate who drafts from who approves. This is also where content accuracy is enforced, which matters under RERA (below).

Secure and Scalable

Property sites hold enquiry details and sometimes documents and payments. Plan access control, backups, logging, security testing and hosting for campaign peaks from the start.

SEO for Property Websites

Search visibility drives much of the traffic to listing sites, and large inventories bring particular problems.

  • Faceted navigation. Filters can generate enormous numbers of URLs. Google says this causes overcrawling and slower discovery of new content, and recommends using robots.txt to disallow crawling of faceted URLs, noting that URL fragments do not affect crawling. If you let filtered pages be crawled, it advises consistent parameter ordering and returning a 404 for combinations with no results. Choose a small set of filtered pages worth ranking, such as property type in an area, and keep the rest out.
  • Structured data. Google's structured-data gallery has no feature for ordinary property listings. Its only property feature is for vacation rentals. Schema.org has RealEstateListing, which it still lists under "new", and RealEstateAgent, a LocalBusiness subtype suited to an agency's own page. Add markup where it describes the page accurately, but do not expect it to change rankings: Google says it does not guarantee that features that use structured data will show up in search results.
  • Content and basics. Unique descriptions, real detail on project and area pages, fast mobile pages, clean URLs, sitemaps and a rule for expired listings (see the FAQ). Our SEO service covers these.

Rules That Affect a Real Estate Website in India

RERA

The Real Estate (Regulation and Development) Act, 2016 is administered through Real Estate Regulatory Authorities set up by the state and Union territory governments, so check your state authority's own rules and orders. As of October 2026, these points from the Act matter most for a website:

  • Advertisements in any medium. Section 2(b) defines an advertisement as any document issued as advertisement through any medium, including publicity in any form informing people about a real estate project or inviting them to purchase. We read project web pages as within that definition.
  • Registration first. Section 3(1) bars a promoter from advertising, marketing, booking or selling in a real estate project without registering it with the Authority.
  • Number and Authority address. Section 11(2) says the promoter's advertisement or prospectus shall mention prominently the website address of the Authority, where the registered project's details are entered, and include the registration number. Make both required fields on every project page and in every campaign landing page template.
  • Statements buyers rely on. Section 12 makes a promoter compensate a person who makes an advance or deposit relying on an incorrect or false statement in a notice, advertisement or prospectus. Specifications, areas, amenities and possession dates are all information a buyer may rely on.
  • Agents. Section 9(1) bars agents from facilitating sales in a registered project without registering, and section 10(c) bars false or misleading statements about their services. Check your state's rules on showing an agent's registration number online.

For the build, that means required RERA fields, a single approved source for project facts, an approval step before publishing, and a review of marketing templates. Our app guide covers token-payment limits under section 13.

Lead data under DPDP

Enquiry forms collect names, numbers and sometimes financial details. Under the Digital Personal Data Protection Act, 2023, consent must be free, specific, informed, unconditional and unambiguous with a clear affirmative action, and limited to the data needed for the specified purpose. Rule 3 of the 2025 Rules requires a notice in clear language with an itemised description of the data and its purposes, and a way to withdraw consent as easily as it was given. As notified on 13 November 2025, Rule 3 applies 18 months after publication, which is May 2027; confirm the dates in force. Practically, that means no pre-ticked boxes, separate permission for marketing messages, and a notice beside every form.

How a Real Estate Website Build Runs

  1. Define the goal and audience. Enquiries for one project, listings for an agency or a marketplace, and who will operate the site.
  2. Model the content. Fields for projects, listings, areas, agents and RERA data.
  3. Design the journeys. Prototype search, listing and enquiry flows and test them on phones.
  4. Build the site and admin together, with CRM and map integrations.
  5. Test. Devices, speed, accessibility, search behaviour and form routing.
  6. Launch, measure, iterate. Track enquiries by source and fix what visitors abandon.

What Drives Cost and Timeline

Fixed prices for "a real estate website" mean little without scope. The main drivers are:

  • Number of projects, listings and page templates
  • Search depth: filters, map view, saved searches and alerts
  • Listing source: manual entry, bulk upload or live feeds from partners
  • CRM, WhatsApp, payment and map integrations
  • Media: galleries, video and virtual tours
  • Languages
  • Admin roles and approval workflows
  • Content writing and photography
  • Hosting, security testing and peak-traffic planning
  • Support after launch

Risks and Trade-offs

  • Stale listings. Sold properties still showing as available erode trust. Build expiry and status rules.
  • Heavy media. Large galleries and embedded tours slow pages. Load them on demand.
  • Lead response time. Technology routes the enquiry, but a slow follow-up wastes it.
  • Template limits. A theme is quick, but custom search, feeds and RERA workflows usually outgrow it.

Choosing a Development Partner

  • Which listing or project sites have they built, and can they show search working on a phone?
  • How will they handle large filter sets without flooding search engines with URLs?
  • Can the CMS enforce required RERA fields and an approval step?
  • How do forms reach your CRM, and who gets alerted?
  • Who owns the source code, accounts and data after handover?
  • What support applies after launch, and how quickly do they respond?

What Makes Mindrops a Fit for Real Estate Websites

Mindrops offers property portal, CRM, marketing site and mobile app development for developers, brokerages and PropTech teams; see real estate and PropTech. Websites are built on React and Next.js, PHP, Node.js or WordPress and headless CMS options, with SEO, Core Web Vitals and accessible markup included in the build. A project starts with goals, audience and content structure before design, so the site is shaped around how enquiries are won. The client owns the source code, with documentation and knowledge transfer included. New enquiries get a quick response.

Conclusion

A good property website lets people find the right property quickly, shows accurate and approved details, and routes every enquiry to someone who answers it. In India, build the RERA fields and approval workflow in from the start. To discuss a project, get a quote and tell us who the site is for.

Frequently asked questions

Does running a property listing website make us a real estate agent under RERA?
It can. The Act defines a real estate agent as a person who negotiates or acts on behalf of one person in a sale and receives a fee or commission, and it includes a person who introduces prospective buyers and sellers to each other through any medium. Whether a given portal falls inside that depends on what it actually does and how it is paid, so take legal advice on your model before launch.
What should happen to sold or withdrawn listings?
Decide a rule and apply it everywhere. Options are to keep the page with a clear sold or let status for a period, redirect to the nearest live listing or area page, or remove it. Google treats 404 and 410 responses as meaning the content does not exist and drops the URL from its index, while a page that returns 200 with an error message is flagged as a soft 404.
Can I show MLS listings on my site through IDX?
IDX is a United States model policy of the National Association of REALTORS, applied through local MLS rules. It lets MLS participants display other participants' listings on their sites if they notify the MLS, refresh the data at least every 12 hours and clearly identify their brokerage firm. Outside the US, listing feeds come from portals, developers or agents under their own agreements.
Do we need a mobile app as well as the website?
Usually not at the start. A fast mobile website with local search visibility covers most enquiry-led businesses, and an app earns its place when people return often, for example for saved searches, alerts or tenant requests. Our real estate app development guide compares the two routes.
